GSTC Clubhouse Development Plans

The committee have been busy working with Cambridge Garden Studios to develop plans for a new clubhouse, to be sited in the same location as the current building. You can see the current iteration of the designs and floorplans at the bottom of this page.

The floorplan shown is indicative only; there are a number of ways the building could be laid out internally, but there are a few constraints that are fixed including:

  1. The location of heavy electric cables for the floodlights. Whilst it is possible to move these, this would come with a significant price tag and we are looking to avoid incurring this.
  2. The basic floor area of the building. 
  3. The positioning of the toilets. We will need to dig drainage, so the closer to the existing access points to the sewers we can position our toilets the less money this will cost.

The consequences of these two constraints are

  1. We need to retain a storage space that can house these electrics without moving them. This is shown with a darker flooring on the plan below.
  2. We need to think carefully about what facilities we add to the building. For example, increasing the number of toilets and adding changing rooms would reduce the space available for kitchen and general socialising space.

The current plan includes a "meeting" room, which could potentially be let out to a business, such as Over & In or Topspin Tennis, to provide a future income stream for the club. We need to weigh up the costs and benefits (both opportunity and financial) of installing such a room before making a final decision.

This project will cost the club a substantial amount of money - current estimates are around £200,000. Based on the current state of our finances and expected future expenditure on upgrades to the court fencing, we believe that we need to raise in the region of £140,000 to achieve this.
